LBS Bina Declares an Equitable Dividend for the Shareholders
Maintains positive outlook towards property market

Petaling Jaya, 20 June 2023 – A renowned people’s developer, LBS Bina Group Berhad (“LBS” or the “Group”) is pleased to announce that it has successfully concluded its 23rd Annual General Meeting (“AGM”) today, which was conducted on a fully virtual basis.

All the 13 ordinary resolutions presented during the AGM for consideration were passed by its shareholders, including the single-tier final dividend of 1.25 sen per share (“Final Dividend”) for the financial year ended 31 December 2022 (“FYE2022”). Together with the first interim dividend of 1.20 sen per share (“First Dividend”) which was announced on 18 April 2023, LBS’ total dividends for FYE2022 amounted to 2.45 sen per share.

The First Dividend and Final Dividend will be payable on 17 July 2023 and 14 September 2023 respectively to the shareholders whose names appear in LBS’ Record of Depositors on 30 June 2023 and 30 August 2023.

LBS Executive Chairman, Tan Sri Ir. Lim Hock San commented, “We are pleased to conclude yet another effectual AGM with all resolutions passed. We wish to thank our shareholders for their continuous support.

Looking ahead, we anticipate the property market to grow in an upward trajectory with increasing loan applications besides more strategic and planned launches this year. With this, we have launched RM1.4 billion worth of projects and we are on track to launch an estimated RM2.09 billion across Klang Valley, Johor, Pahang and Perak. We’ll continue to maintain an optimistic perspective on the property market.

We will adopt the right strategies and stay abreast of the latest trends. We have continuously played our part in spurring the property market’s recovery over the past years. As we move into the second half of 2023, we continue to enhance stakeholders’ values and achieve sustainable business growth, bringing LBS to greater heights.”

LBS Agih Dividen Saksama untuk Pemegang Saham 

Kekal optimis terhadap pasaran hartanah  

Petaling Jaya, 20 Jun 2023 – Pemaju perumahan terkemuka, LBS Bina Group Berhad (“LBS” atau “Kumpulan”) hari ini mengumumkan bahawa ia berjaya memuktamadkan Mesyuarat Agung Tahunan ke-23 (“AGM”) yang berlangsung sepenuhnya secara maya.

LBS seterusnya turut mengumumkan bahawa kesemua 13 resolusi biasa yang dibentang semasa AGM telah diluluskan oleh para pemegang sahamnya, termasuk dividen akhir satu peringkat sebanyak 1.25 sen sesaham (“Dividen Akhir”) bagi tahun kewangan berakhir 31 Disember 2022 (“FYE2022”). Mengambil kira dividen interim pertama LBS dengan 1.20 sen sesaham (“Dividen Pertama”) yang diumumkan pada 19 April 2023, jumlah dividen LBS untuk FYE2022 adalah sebanyak 2.45 sen sesaham. 

Dividen interim pertama dan dividen akhir akan dibayar pada 17 Julai 2023 dan 14 September 2023 masing-masing kepada pemegang saham yang tersenarai di dalam Rekod Pendeposit LBS pada 30 Jun 2023 dan 30 Ogos 2023.

林木生集团宣布派息

维持房地产市场乐观态度

（八打灵再也20日讯）著名房地产发展商林木生集团（LBS）宣布，今日在第 23 届常年股东大会上，合计13项议案决议均获得股东通过。

其中，股东通过为截至12月杪2022财年，派发每股1.25仙单层终期股息。若涵盖在2023年4月18日所宣布的每股1.20仙单层中期股息，该集团在2022财年共派发每股2.45仙股息。

分别在2023年6月30日和8月30日仍持有该股票的股东，将于2023年7月17日和9月14日，各别获派上述中期和终期股息。

林木生集团执行主席丹斯里林福山（Ir.注册工程师）指出：“我们高兴又一届常年股东大会圆满结束，而所有议案决议均获得股东通过。我们感谢股东们持续支持。”

LEAPTEC COLLABORATIVE PARTNER, DESAN SHIPYARDS UNVEILS INNOVATIVE TECHNOLOGIES AT LIMA 2023

Petaling Jaya, 1 June 2023 – Desan Shipyard (“Desan”), a leading shipbuilding and ship repair (SBSR) company, successfully participated in the 16th Edition of the Langkawi International Maritime and Aerospace Exhibition (“LIMA”) 2023. As one of the largest maritime and aerospace exhibitions in the Asia-Pacific region, LIMA 2023 provides an excellent platform for Desan to showcase its cutting-edge capabilities in SBSR.

Desan and Leaptec Engineering Sdn Bhd (“Leaptec”), a subsidiary of LBS, signed a Memorandum of Understanding (MOU) on 13th April 2023, aiming to explore the construction and development of a shipyard business at Leaptec’s Reclamation Area in Malacca. Additionally, Desan, a part of the Kaptanoglu Group, known for its active shipping business and Ship-to-Ship (STS) activities, will explore with Leaptec in conducting STS activities in the Malacca Strait on a term basis.

Looking ahead, Desan and Leaptec envision establishing a shipyard in Malacca in three phases, starting with ship repair activities. This initiative aligns with the companies’ long-term plans and their commitment to contributing to the growth and development of Malaysia’s maritime industry.

As a collaborative partner of Desan, Leaptec plays multifaceted roles for the success of the Leaptec-Desan Malacca Shipyard business, from obtaining imperative approvals to driving business development. The presence of Desan at LIMA 2023 highlights the joint efforts and expertise of Desan in revolutionizing the shipbuilding and ship repair industry.

LEAPTEC DAN RAKAN KOLABORATIF DESAN SHIPYARD PAMER INOVASI INDUSTRI PERKAPALAN DI LIMA 2023

Petaling Jaya, 1 Jun 2023 – Desan Shipyard (“Desan”), syarikat pembinaan kapal dan pembaikan kapal (SBSR) terkemuka, baru-baru ini telah menyertai Pameran Antarabangsa Maritim dan Aeroangkasa Langkawi 2023 (LIMA 2023) Edisi ke-16.  Sebagai salah satu pameran udara dan maritim terbesar di rantau Asia-Pasifik, LIMA 2023 merupakan  platform terbaik bagi Desan mempamerkan inovasi keupayaan SBSR. 

Desan dan Leaptec Engineering Sdn Bhd (“Leaptec”), anak syarikat LBS Bina Group Berhad (“LBS”), telah menandatangani Perjanjian Persefahaman (“MOU”) pada 13 April 2023, bertujuan untuk meneroka potensi pelaksanaan pembinaan dan pembangunan perniagaan limbungan pembaikan kapal di Melaka. Selain itu, Desan merupakan sebahagian daripada Kumpulan Kaptanoglu, antara syarikat perkapalan pertama di Turkiye dengan lebih 100 tahun pengalaman dalam bidang maritim dan sedang meneroka peluang perniagaan di dalam bidang berkaitan.

（八打灵再也1日讯）领先造船和修船（SBSR）公司Desan Shipyard（简称Desan）成功参与2023年第16届浮罗交怡国际海空展（LIMA）。作为亚太区最大的海空展之一，本届LIMA为Desan展示其先进的SBSR能力，提供了绝佳的平台。

Desan与林木生集团（LBS）旗下子公司Leaptec Engineering私人有限公司（简称Leaptec），于2023年4月13日签署谅解备忘录（MOU），旨在探索位于Leaptec马六甲填海区建设和发展船厂业。此外，作为卡普坦奥卢集团（Kaptanoğlu Group）旗下船务服务部，并拥有百多年海事经验的公司，同时也是土耳其历史最悠久的船东之一，Desan正在探索海事领域的其他商机。

LBS DELIVERS PROMISING Q1FY2023 RESULTS, NET PROFIT SURGES TO RM36.4 MILLION

• 22 ongoing development projects with an estimated GDV of RM6.5 billion. 

• Bookings of RM589 million; unbilled sales of RM2.39 billion

Petaling Jaya, 25 May 2023 – LBS Bina Group Berhad (“LBS” or the “Group”) today announced its first quarter results for the financial year ending 31 December 2023 (“Q1FYE2023”).

LBS recorded a 7.6%, year on year, increase in profit after tax to RM36.37 million for Q1FYE2023. This was on the back of a revenue of RM384.86 million. 

On a segmental basis, property development remained as the Group’s main earnings contributor where its revenue accounted for over 96% of the total revenue at RM370.44 million. The segment’s revenue was largely attributable to the commendable take-up rates from the Group’s key development projects at KITA @ Cybersouth, Bukit Jalil, and LBS Alam Perdana. 

As at 24 May 2023, LBS has secured total property sales of RM 526 million with bookings of RM 589 million. In addition, LBS has 22 ongoing development projects with an estimated Gross Development Value (“GDV”) of RM 6.5 billion. As at 30 April 2023, the Group has unbilled sales of approximately RM2.39 billion, which is expected to provide clear earnings visibility over the next two to three years. 

Commenting on the results, LBS executive chairman Tan Sri Ir. Lim Hock San said, “We are pleased to kickstart on a positive note with growth in our net profit. It is also encouraging to note that our net profit margin has increased to 9.5% in comparison to 8.3% for the first quarter of 2022. This is attributed to our strategic plans and disciplined cost control to optimise our margins.

LBS recorded property sales of RM 526 million thus far. We continue to roll-out creative marketing campaign to entice buyers, most recently the ‘Rezeki Ekstra Dikongsi Kembali’. This campaign offers homebuyers a chance to win a ‘Duit Raya’ worth more than RM 438,800 along with six attractive bonus offerings upon purchasing their dream home with LBS. In addition, we have other project launches in the pipeline for 2023 which should boost our property sales for the remainder of the year, and we are optimistic we would be able to meet our sales target. 

While Bank Negara Malaysia has increased the overnight policy rate up by 25 basis points to 3.0%, we believe that our products, which are within the affordable housing range section and located in strategic areas, would continue to see strong demand. LBS is also encouraged by positive economic initiatives such as the recent government’s decision to subsidise cement prices for affordable housing priced below RM300,000.

LBS will continue to build on the success of 2022, with a commitment to present greater value towards our homebuyers, community and stakeholders, we are cautiously optimistic that 2023 will turn out to be a positive year for us.”

Petaling Jaya, 26 Mei 2023 – Pemaju perumahan terkemuka, LBS Bina Group Berhad (“LBS” atau “Kumpulan”) hari ini mengumumkan keputusan suku pertama bagi tahun kewangan berakhir 31 Disember 2023 (“Q1FYE2023”).

LBS merekodkan hasil keuntungan 7.6% tahun ke tahun, peningkatan keuntungan selepas cukai kepada RM36.37 juta pada Q1FYE2023. Ini berdasarkan hasil daripada pendapatan RM384.86 juta.

Segmen pembangunan hartanah kekal sebagai penyumbang terbesar kepada keuntungan Syarikat dengan menyumbang lebih 96% daripada jumlah pendapatan pada RM370.44 juta. Pendapatan segmen ini sebahagian besarnya didorong oleh kadar pengambilan positif daripada projek utama LBS di KITA @ Cybersouth, Bukit Jalil dan LBS Alam Perdana.

Sehingga 24 Mei 2023, LBS telah memperoleh jumlah jualan hartanah sebanyak RM 526 juta daripada hartanah rumah mampu milik dengan tempahan sebanyak RM 589 juta. Di samping itu, LBS mempunyai 22 projek pembangunan yang sedang berjalan dengan anggaran Nilai Pembangunan Kasar (“GDV”) sebanyak RM6.5 bilion. Pada 30 April 2023, LBS mempunyai jualan tanpa bil sebanyak RM2.39 bilion, yang dijangka akan memberikan pendapatan kukuh untuk tempoh dua hingga tiga tahun akan datang.

Mengulas mengenai keputusan tersebut, Pengerusi Eksekutif LBS, Tan Sri Ir. Lim Hock San berkata, “Kami berusaha meningkatkan keuntungan bersih kami dengan positif, di mana LBS telah merekodkan margin keuntungan bersih yang luar biasa kepada 9.5% berbanding 8.3% bagi suku pertama 2022. Ini berikutan pelan strategik dan kawalan kos yang disiplin bagi mengoptimumkan margin kami.

LBS turut merekodkan jualan hartanah sebanyak RM 526 juta setakat ini. Untuk itu, LBS akan terus melancarkan kempen pemasaran kreatif bagi menarik lebih ramai pembeli, seperti kempen terbaru kami iaitu “Rezeki Ekstra Dikongsi Kembali”. Kempen ini menawarkan tawaran menarik kepada pembeli rumah untuk memenangi “Duit Raya” bernilai lebih RM438,000 dengan enam ganjaran bonus menarik untuk pembeli rumah LBS. Di samping itu, kami turut merancang pelancaran projek-projek lain untuk tahun 2023 yang dijangka akan meningkatkan jualan hartanah LBS bagi baki tahun ini. Dengan strategi yang memberi penekanan kepada kehendak pembeli rumah, kami optimis bahawa kami dapat memenuhi sasaran jualan kami.

Meskipun Bank Negara Malaysia telah meningkatkan kadar dasar semalaman (OPR) sebanyak 25 mata asas kepada 3.0%, kami percaya bahawa produk kami yang berada dalam lingkungan perumahan mampu milik dan terletak di kawasan strategik akan terus menerima permintaan yang kukuh. LBS juga dibantu oleh inisiatif ekonomi yang positif seperti keputusan kerajaan baru-baru ini untuk memberi subsidi harga simen bagi pembinaan rumah mampu milik berharga di bawah RM300,000.

BUSINESS SHARING SESSIONS WITH FUJIAN GOVERNMENT DELEGATION GRACED BY THE YANG DI-PERTUAN AGONG

To strengthen the bilateral relationship and discussed potential investments

Petaling Jaya, 22 May 2023 – LBS Bina Group Berhad (“LBS” or the “Group”) is pleased to announce that it continues to actively promote the attractiveness and viability of investing in Malaysia to China. Earlier on 14 May 2023, LBS subsequently organised two sharing sessions for prominent leaders from the Fujian Government in China which were on a reciprocal visit to Malaysia following the Prime Minister, YAB Dato’ Seri Anwar bin Ibrahim’s official visit to China in April 2023.

One of the sharing sessions was a high-tea at Mandarin Oriental, Kuala Lumpur, graced by KDYMM His Majesty Seri Paduka Baginda the Yang Di-Pertuan Agong Al-Sultan Abdullah Ri’ayatuddin Al-Mustafa Billah Shah Ibni Almarhum Sultan Haji Ahmad Shah Al-Musta’in Billah. During the sharing session, The Yang Di-Pertuan Agong highlighted Malaysia’s peaceful nature and political stability and invited Chinese investors to explore potential investment in Malaysia, given the good relationship between the countries. The Fujian Government expressed that there was particular interest from Chinese investors to invest in Malaysia.

In a separate session held on the same day, LBS brought together another meeting for the delegation of the Fujian Government with the presence of the Chief Minister of Malacca, YAB Datuk Seri Ab Rauf bin Yusoh, held at St. Regis Kuala Lumpur. The Chief Minister of Malacca highlighted the prospective collaborations to be explored, focusing on the huge potential within the Melaka Waterfront Economic Zone (M-WEZ).

LBS through its subsidiary, Leaptec Engineering Sdn Bhd had an agreement with Malacca government to develop 1,200 acres of land within M-WEZ. The Chief Minister of Malacca further expressed his preparedness to further promote Melaka to key Chinese leaders in order to boost the economy.

For both sessions, LBS was represented by its Executive Chairman, Tan Sri Ir. Lim Hock San and the Group’s Managing Director and Chief Executive Officer, Datuk Wira Joey Lim Hock Guan. The attendees representing China included His Excellency Zhou Zuyi (Secretary of the CPC Fujian Provincial Committee and Chairman of the Standing Committee of Fujian Provincial People’s Congress) and Mr Zhou Kuanfen (Deputy Secretary-General of the CPC Fujian Provincial Committee and Director-General of the General Office of the CPC Fujian Provincial Committee),

LEAPTEC ENGINEERING SDN BHD INKS MOU WITH TURKISH COMPANY TO DEVELOP SHIPYARD BUSINESS WORTH OVER RM2 BILLION IN MELAKA

To be developed on a 1,200-acre reclaimed land in Tanjung Bruas, Melaka

Petaling Jaya, 14 April 2023 –Leaptec Engineering Sdn Bhd (“Leaptec”), an indirect subsidiary of LBS Bina Group Berhad (“LBS”), today announced that it has entered into a Memorandum of Understanding (“MOU”) with Desan Deniz Ins. San. A.S. (“Desan”). 

Under this MOU, both parties aim to co-operate to explore the feasibility and potential to construct and develop a shipyard business for ship repair and ship building with an expected project in three phases with a value of over RM2 billion in Tanjung Bruas, Melaka. Both Leaptec and Desan will also explore the possibilities of, among others, relevant authority’s support, subsidies and soft long-term finance.

The MOU will be effective from 13 April 2023 for a period of twelve (12) months unless renewed by mutual agreement of the parties or when both parties enter into a definitive agreement.

The signing of the MOU took place at Desan’s head office in Istanbul, Turkey.  LBS and Leaptec Group Managing Director, Datuk Wira Joey Lim Hock Guan signed on behalf of Leaptec while Desan was represented by its Chairman, Cenk İsmail Kaptanoğlu. Established in 1970, Desan is a prominent Turkish shipyard solution provider principally involved in the business of construction and development of shipyards, maintenance and repair of ships, shipbuilding and other shipping related activities. Under the current leadership of the third generation of the Kaptanoglu shipping family, Desan has expanded its ship repair and shipbuilding business to cover offshore business, naval vessels, all types of tankers, bulk carriers, tugboats and yachts. 

Back in 2021, Leaptec signed a reclamation and development agreement with the Melaka state government to reclaim and develop 1,200 acres of land, which is part of the Melaka Waterfront Economic Zone that spans 25,000 acres along the coastline of Melaka state.

LBS and Leaptec Executive Chairman, Tan Sri Lim Hock San said, “We are looking forward to our collaboration with Desan. We have considered various partners to work with in developing our Melaka reclamation project and are pleased to connect with Desan. San. A.S. (“Desan”), syarikat perniagaan perkapalan terkemuka yang berpangkalan di Istanbul, Turki. 

Menerusi perjanjian tersebut, kedua-dua pihak menyasarkan untuk bekerjasama bagi meneroka potensi pelaksanaan pembinaan dan pembangunan perniagaan limbungan pembaikan kapal serta pembinaan kapal dalam tiga fasa dengan anggaran nilai projek melebihi RM2 bilion di Tanjung Bruas, Melaka. Leaptec dan Desan juga akan meneroka pelbagai peluang kerjasama, antara lain, sokongan pihak berkaitan, subsidi serta kewangan jangka panjang yang kukuh. 

Perjanjian tersebut akan berkuatkuasa pada 13 April 2023 selama dua belas (12) bulan, melainkan perjanjian tersebut diperbaharui dan dipersetujui oleh kedua-dua pihak. 

Majlis menandatangani MOU ini telah diadakan di ibu pejabat Desan, Istanbul, Turki. Ditubuhkan pada 1970, Desan merupakan penyedia solusi limbungan kapal Turki terkenal yang terlibat dalam perniagaan pembinaan dan pembangunan limbungan, pembinaan, penyelenggaraan, serta pembaikan kapal, serta aktiviti – aktiviti berkaitan perkapalan. Di bawah pimpinan generasi ketiga keluarga perkapalan Kaptanoglu, Desan telah mengembangkan empayar perniagaan pembaikan kapal, dan pembinaan kapal yang meliputi perniagaan luar pesisir, kapal tentera laut, semua jenis kapal tangki, pengangkut pukal, bot tunda dan kapal layar. 

Pada tahun 2021, Leaptec telah menandatangani perjanjian reklamasi dan pembangunan dengan kerajaan negeri Melaka untuk membangunkan tanah seluas 1,200 ekar yang merupakan sebahagian daripada koridor ekonomi pesisir laut berimpak tinggi (M-WEZ) meliputi 25,000 ekar di sepanjang pantai negeri Melaka.

LEAPTEC ENGINEERING与土耳其企业签谅解备忘录马六甲发展逾20 亿令吉船厂业

马六甲丹绒柏鲁斯开发1200 英亩填海地

（八打灵再也14日讯）林木生集团（LBS）旗下间接子公司Leaptec Engineering私人有限公司（简称Leaptec）今日宣布，与Desan Deniz Ins. San. A.S.（简称Desan）签署谅解备忘录（MOU）。

根据此谅解备忘录，林木生集团和Desan将合作探索在马六甲丹绒柏鲁斯进行修船和造船建造和开发业的可行性和潜力，预计项目分3阶段，总值超过20亿令吉。双方亦将探索相关单位的支持、补贴和长期软融资等方面的可能性。

此谅解备忘录将从2023年4月13日起生效，有效期为1年，可在经双方同意的情况下续期或达成最终协议。

此谅解备忘录签署仪式在Desan位于土耳其伊斯坦布尔的总部进行，由林木生集团与Leaptec集团董事经理拿督威拉林福源，以及Desan主席坚克依斯迈卡普坦奥卢（Cenk İsmail Kaptanoğlu）代表签署，并由马六甲州务大臣拿督斯里阿都拉勿、马来西亚驻土耳其大使东姑莫哈末迪扎拉依夫、Leaptec总执行长拿督阿尼斯、波羅的海國際航運公會（BIMCO）前任总裁萨丹卡普塔诺格鲁（Şadan Kaptanoğlu）、Desan船厂董事成员和副主席哈桑厄兹古尔祺利（Hasan Özgür Çilli）见证。

创立于1970年的Desan，是一家著名土耳其造船厂解决方案供应商，主要从事造船厂的建设和发展、船舶维护和修理、造船以及其他船运相关业务。在卡普坦奥卢船务家族第三代的现任领导下，Desan的船舶修理和造船业务，已扩展到岸外业务、海军舰艇、以及所有类型的油船、散货船、拖船和游艇。

Leaptec于2021年，与马六甲州政府签署填海与发展协议（RDA），以进行填海和开发1200英亩填海地。此片填海地是马六甲州滨水区经济走廊（M-WEZ）蓝图的一部分。马六甲州滨水区经济走廊蓝图涉及马六甲州西部2万5000英亩土地。
