Dato’ Lim Mooi Pang brings over three decades of international and corporate leadership experience to LBS, underpinned by strong financial discipline and governance expertise. She is a graduate of the University of Waikato, New Zealand, with an Honours Degree in Management Studies, and a member of the New Zealand Institute of Chartered Accountants, as well as a Fellow of Chartered Accountants Australia and New Zealand.
Her early career included a senior finance leadership role in Singapore with an American multinational, strengthening her capabilities in financial governance, operational efficiency and cross-border management.
Dato’ Lim joined LBS in 2004 and was involved in overseeing the Group’s investment in Zhuhai, China. She later served as Vice Chairman of Zhuhai International Circuit Ltd, guiding the organisation through transformation until its divestment in 2024. Appointed to the Board on 16 July 2009, she currently oversees key corporate functions including Finance, Human Resources, Sales and Marketing, and Program Management.
As Chairperson of the Sustainability Committee and a member of the Risk Management Committee, Dato’ Lim plays a central role in strengthening governance, ESG oversight and organisational discipline. A strong advocate of transformation and accountability, she is a key driver in the implementation of the Group’s strategies, with a consistent emphasis on measurable progress, operational discipline and a high-performance culture. She has led initiatives to streamline hierarchies and empower emerging leaders, fostering a workforce that prioritises execution, follow-through and accountability across the organisation.

Maj (Hon) Dato’ Sri Lim Hock Sing was appointed Executive Director of LBS on 6 December 2001. A graduate of Eastern Washington University with a Bachelor of Accounting, he began his career in public accounting before joining LBS, where he has held senior roles across finance, marketing, real estate evaluation and operations. His long tenure provides him with deep insight into the Group’s operations and strategic direction.
Known for his disciplined leadership style, Dato’ Sri Lim was shaped by early exposure to site operations and practical project engagement. These formative experiences continue to guide his focus on execution, detail and operational discipline.
Dato’ Sri Lim plays a significant role in LBS’ developments in Pahang, particularly in Cameron Highlands and Genting Highlands. He has guided the Group’s emphasis on low-rise, landed and eco-tourism developments that balance market demand with environmental sensitivity. He also oversaw the launch of Centrum Iris in 2025, which has generated strong buyer interest and steady tourist activity.
In recognition of his contributions, Dato’ Sri Lim was conferred the rank of Honorary Major in the 505th Regiment of the Malaysian Army Reserve.
Dato’ Sri Lim also sits on the board of several subsidiaries of LBS, as well as serving as the Chairman of the Risk Management Committee in LBS.

Tan Sri Lim brings over four decades of leadership experience to LBS, underpinned by engineering discipline, entrepreneurial vision and deep community engagement. Guided by the values of the Group’s founder, his father, he has built upon a legacy of principled leadership while shaping a clear focus on sustainable growth and long-term value creation.
Appointed Managing Director on 6 December 2001, Tan Sri Lim, a First-Class Honours Civil Engineer, played a pivotal role in steering LBS through the 1997–1998 economic downturn by decisively pivoting towards affordable housing, strengthening the Group’s resilience during a period of industry-wide stress. He subsequently led the successful listing of LBS on the Main Board of Bursa Malaysia Securities Berhad in 2002, positioning the Group for national-scale expansion. He was subsequently appointed as the Group Executive Chairman on 1 March 2021.
Under his leadership, LBS evolved from its construction roots into a diversified property group with interests spanning residential townships, industrial, commercial, hospitality and sustainability-led developments. Tan Sri Lim’s leadership philosophy is grounded in strong governance, financial discipline and a commitment to community-centred growth.
A respected figure in Malaysia’s business and community landscape, Tan Sri Lim holds leadership roles in national organisations that strengthen public trust, deepen grassroots engagement and extend LBS’ institutional networks. He has received multiple accolades, including an honorary doctorate recognising his contributions to industry and society.
As Group Executive Chairman, Tan Sri Lim provides strategic oversight of corporate direction, governance and long-term growth, reinforcing LBS’ focus on sustainability, operational resilience and enduring value creation for stakeholders.
Tan Sri Lim is a substantial shareholder of the Company. He holds directorship of several subsidiaries of LBS and currently sits as the Group Executive Chairman of MGB Berhad. He is also a member of Sustainability Committee in LBS.

Datuk Wira Lim Hock Guan has served as Group Managing Director and Chief Executive Officer of LBS since 14 January 2022. With a background in civil engineering, he brings over 30 years of experience across engineering, construction and property development, providing a strong technical and operational foundation for his leadership.
Under his stewardship, Datuk Wira Lim has strengthened the Group’s operational discipline and advanced its growth agenda. LBS has successfully delivered and launched a wide range of residential, industrial and commercial developments, reinforcing its standing as one of Malaysia’s established property developers.
Renowned for his hands-on and fast-paced leadership style, he maintains a deep understanding of projects at a technical level, enabling him to challenge assumptions, refine design intent and ensure high standards of execution. His continued involvement in key planning and technical discussions ensures decisions remain practical, disciplined and value-driven.
Datuk Wira Lim has also played a key role in sharpening the Group’s strategic focus, including initiatives to enhance product quality, unlock landbank value, diversify the portfolio and expand into new markets. He is instrumental in steering major upcoming developments, including the 192-acre project in Kwasa Damansara, supporting LBS’ long-term sustainability and growth.

Dato’ Sri Lim Hock Seong

Dato’ Sri Lim Hock Seong was appointed Executive Director of LBS on 6 December 2001 and re-designated as Deputy Chief Executive Officer on 14 January 2022. He brings over two decades of operational and management experience within the Group, providing continuity, execution-focused leadership and deep institutional knowledge.
Having served in various managerial and operational roles since joining LBS, Dato’ Sri Lim has developed a strong understanding of the Group’s development lifecycle and operational priorities. As Deputy Chief Executive Officer, he supports the Group Chief Executive Officer in the day-to-day management of LBS, with oversight of the Group’s property operations in Perak, ensuring disciplined execution across active developments.
He is recognised for his technical capability and practical approach to development. Among his key contributions was the architectural and design leadership behind Cameron Centrum, a complex commercial development delivered on challenging terrain, which has since become a focal point for retail, leisure and tourism activity in Cameron Highlands and contributed to the urban regeneration of Brinchang town.
Dato’ Sri Lim holds a Diploma in Telecommunication and Computer Engineering from Kolej Damansara Utama. He is actively involved in community and charitable organisations and was conferred the Darjah Kebesaran Sri Sultan Ahmad Shah Pahang in 2017 in recognition of his contributions to community development. He remains committed to the belief that property development is a key enabler of inclusive and shared progress.

Dato’ Lim Han Boon was appointed an Independent Non-Executive Director of LBS on 27 August 2020 and re-designated as Senior Independent Non-Executive Director on 18 April 2023. He brings deep expertise in accounting, corporate governance and Board oversight, supported by multi-industry leadership experience.
He holds a Master of Business Administration from the University of South Australia, attended the Senior Management Development Program at Harvard Business School, and is a Fellow of the Association of Chartered Certified Accountants (UK) as well as a Chartered Accountant of the Malaysian Institute of Accountants.
Dato’ Lim began his career with BDO and subsequently spent over two decades in the transportation and maritime logistics industry. He later founded Envo BPO Services Sdn Bhd, establishing it as a business outsourcing company specialising in contact centre services.
As an Independent Director, Dato’ Lim has served on the Boards of several public listed companies, including Top Glove Corporation Berhad, where he progressed from Independent Non-Executive Director to Senior Independent Non-Executive Director. His Board tenures have enabled him to engage closely with diverse stakeholder groups, strengthening his ability to provide independent challenge, balanced judgement and robust oversight.
At LBS, Dato’ Lim serves as Chairman of the Audit Committee and a member of the Risk Management and Sustainability Committees, where he focuses on strengthening governance frameworks, financial reporting integrity and effective risk oversight.
As Senior Independent Non-Executive Director, he champions independence, diversity and constructive challenge at Board level, reinforcing checks and balances and safeguarding the interests of the Company and its shareholders.

Dato’ Yong Lei Choo was appointed to the Board of LBS as an Independent Non-Executive Director on 14 January 2022. Dato’ Yong holds an Honours Degree in Bachelor of Arts (Population Studies) from the University of Malaya and a Master’s degree in Science (Human Resource Development) from Western Carolina University, North Carolina, USA.
She brings 38 years of service with the Royal Malaysian Police Force (PDRM), where she held senior command and intelligence roles underpinned by discipline, impartiality and integrity.
During her career, Dato’ Yong achieved several historic milestones, including being the first female Head of Special Branch in the Petaling Jaya Police District and the first Chinese woman to attain the rank of Senior Assistant Commissioner. She later served as Special Branch Chief of the Penang Police Contingent, Assistant Principal Director of the Special Branch (Economic Intelligence Division), Deputy Chief Police Officer of Kuala Lumpur, and a member of the Chief VIP Security Team supporting the Prime Minister’s international engagements.
Her professional expertise spans intelligence, criminal investigation, risk assessment and organisational leadership. As Chairperson of the Nomination and Remuneration Committee and a member of the Risk Management and Sustainability Committees, she provides independent oversight, strengthens governance discipline and reinforces ethical balance in Board decision-making.
Dato’ Yong is a strong advocate of responsible and sustainable business practices and supports the integration of ESG considerations across the Group. Her public-sector background brings a broader societal and risk-aware perspective to the Board, supporting LBS’ long-term sustainability and governance excellence.
Currently, Dato’ Yong is the Chairman of Jagasolution Berhad, Independent Non-Executive Director of Fiamma Holdings Berhad, Vestland Berhad and M & A Equity Holdings Berhad.

Dato’ Aminudin Zaki Bin Hashim was appointed as an Independent Non-Executive Director of LBS on 18 April 2023. He brings extensive experience spanning strategic consultancy, public sector leadership and corporate transformation, with a strong focus on future readiness and sustainable growth.
He holds a Bachelor of Arts in Accounting and Finance (Honours) from Liverpool John Moores University (UK) and is a Chartered Global Management Accountant (CGMA) and a member of the Chartered Institute of Management Accountants (ACMA). He was the recipient of the Sir Ian Morrow Award in 1996 and attended a leadership programme at Harvard Kennedy School in 2016.
Dato Aminudin Zaki has been awarded and officially admitted as a fellow of the Chartered Institute of Management Accountant (FCMA) on 9 May 2025.
Dato’ Aminudin began his career with Rating Agency Malaysia Berhad before progressing through senior roles in leading consulting and technology firms, including PA Consulting Group, Unisys MSC, PricewaterhouseCoopers Consulting, IBM Business Consulting Services and the Multimedia Development Corporation. These roles provided him with broad exposure across strategy, policy, digital transformation and organisational change.
He later served as Associate Director of The iA Group and played a key role in rejuvenating Institut Darul Ridzuan and reactivating Menteri Besar Incorporated for the State of Perak. As Chief Executive Officer of Menteri Besar Incorporated, he focused on revitalising sustainable mineral development and developing new growth corridors for the state. Between 2009 and 2018, he served on various Boards and high-level committees for the Perak State Government and its agencies. In recognition of his contributions, he was conferred the Darjah Paduka Mahkota Perak (DPMP) by DYMM Sultan Perak in 2014.
Currently, he is the Independent Non-Executive Director of Olympia Industries Berhad.
In 2020, Dato’ Aminudin joined a large family-owned conglomerate as Group Managing Director, where he served until February 2023.
At LBS, Dato’ Aminudin is a member of the Audit Committee, Nomination and Remuneration Committee, and Risk Management Committee. As an Independent Director, he contributes strategic foresight, policy insight and governance perspective, particularly in relation to emerging risks, sustainability, government relations and long-term value creation. Guided by his philosophy of “Comfort with Discomfort,” he constructively challenges conventional thinking and encourages organisational agility, adaptability and future-oriented decision-making.
Puan Nuraini Binti Ismail

Puan Nuraini Binti Ismail was appointed as an Independent Non-Executive Director of LBS on 18 April 2023. A Fellow of the Association of Chartered Certified Accountants (FCCA) and a member of the Malaysian Institute of Accountants, she brings over three decades of senior-level experience in finance, treasury and corporate governance.
Her career spans the public sector, professional services, banking and energy. She began her career with the Accountant General’s Office and in public audit before progressing into senior roles within Malaysia’s leading financial institutions. She later joined Petroliam Nasional Berhad (PETRONAS), where she held a range of senior finance, treasury and corporate finance portfolios over nearly three decades.
During her tenure at the national oil company, she oversaw PETRONAS Group funds management, debt and liquidity management, capital market transactions, project financing and credit rating engagements. Among her notable roles was Vice President of Treasury, which she served for 11 years prior to her retirement in 2021, and as Chief Financial Officer of a PETRONAS subsidiary. In addition, she served as a Non-Independent Non-Executive Director of Petronas Dagangan Berhad.
At LBS, Nuraini serves on the Audit Committee, Nomination and Remuneration Committee and Sustainability Committee. She provides independent views and insights pertaining to strengthening corporate governance practices and fiscal as well as internal controls, particularly in the areas of corporate finance, corporate governance, sustainability and risk management.
Known for her principled and rigorous approach, she actively encourages robust discussion at Board level and brings seasoned judgement shaped by complex, large-scale corporate environments. Her experience strengthens the Board’s ability to navigate financial, regulatory and sustainability considerations in support of long-term value creation.
Apart from LBS, Nuraini also serves as an Independent Non-Executive Director of Bank Islam Malaysia Berhad, GDex Berhad, IIUM Holdings Sdn Bhd, IIUM Educare Sdn Bhd and Daya Bersih Sdn Bhd. She is currently also the Chairperson of BIMB Securities Sdn. Bhd. and IIUM Educare Sdn. Bhd. She also serves as a Board of Trustee of Yayasan University Technology Petronas.
Mr. Lim Kim Kiat

As the principal driver of the Group’s digital transformation agenda, Mr. Lim Kim Kiat brings a rare combination of engineering discipline, financial acumen and technology leadership to his role as Deputy Chief Executive Officer. Since joining LBS in 2009, he has evolved from a corporate finance practitioner into one of the Group’s most strategically influential executives, co-leading the management team with a clear focus on data-driven performance and long-term organisational capability.
He graduated from the University of Melbourne, Australia, with an Honours Bachelor of Engineering in Engineering Management (Mechanical & Manufacturing). This engineering background has since shaped his approach to financial management and technology strategy at LBS. Upon returning to Malaysia, he joined LBS in 2009 within the Corporate Finance function and has since progressed through a range of management and technical roles across the Group. In 2019, he was appointed General Manager of the Treasury Department.
Over the course of his tenure, Mr. Lim has overseen a broad portfolio spanning corporate planning and financing, commercial and corporate banking, cash and capital management, treasury risk management and investor relations. These responsibilities have given him deep exposure to the Group’s financial architecture, capital strategy and funding discipline.
On 1 January 2021, Mr. Lim was appointed Executive Director of the Company and was subsequently redesignated as Deputy Chief Executive Officer on 14 January 2022. He also sits on the boards of several subsidiaries of LBS.
As Deputy Chief Executive Officer, Mr. Lim co-leads the management team and plays an active role in driving progressive change through technology, innovation and the development of human capital. His specific areas of responsibility include budgetary controls, cashflow and fiscal management, as well as leading the Group’s digital transformation agenda, a key strategic priority under the 8 x 8 Strategy, LBS’ eight-pillar growth framework for sustainable long-term value creation. He also founded the Business Intelligence function, which supports data-driven decision-making across the organisation.
Known for his collaborative and inclusive leadership style, Mr. Lim works closely with management teams to strengthen execution, build internal capabilities and develop future leaders. He places strong emphasis on disciplined financial management, data-led insights and continuous improvement, supporting LBS’ ambition to remain agile, resilient and future-ready in a dynamic market environment.
