BUILDING STRONG FOUNDATIONS – 1961 – 1996

LBS traces its roots back to 1961, when Dato’ Seri Lim Bock Seng began supplying sand and stone for construction works. From two lorries to a fleet of 20 trucks, the company steadily expanded its operations in Sungai Way.

Expanded beyond logistics and was entrusted with constructing the 1st Embassy of the People’s Republic of China in Ampang, Kuala Lumpur. A milestone that reflected its early reputation that became the foundation for growing ties with China.

LBS Bina Holdings Sdn Bhd was incorporated, marking a pivotal step in its ambition to evolve into a full-fledged property developer.

LBS Bina Holdings developed its first 200-acre land in Jelapang, Perak, known as Jelapang Maju Light Industrial Park, marking its entry into property development after its establishment as a construction company in the early 1960s.
In the same year, LBS collaborated with Malaysia’s 1992 Thomas Cup badminton players to co-develop the Bukit Serdang Light Industrial Park in Selangor — a milestone that further cemented its reputation as an emerging property developer.

LBS expanded to Cameron Highlands and launched its first residential development — Carnation Park.

LBS was listed on the Kuala Lumpur Stock Exchange (KLSE), strengthening its financial position and brand credibility. That same year:
- LBS expanded geographically into Johor with Bandar Putera Indah, a 1,288-acre mixed development.
- LBS expanded its business to Zhuhai, China to manage a 36-hole Golf Course, an International Racing Circuit as well as, develop property.

LBS launched its first signature township, Bandar Saujana Putra (BSP) — an 850-acre, award-winning development that has evolved into a self-contained community with over 40,000 residents. With a GDV of over RM7.7 billion, BSP features a mix of landed and high-rise homes complemented by commercial, lifestyle, and recreational amenities.
BSP has earned multiple accolades, including 5 Stars Best Development Marketing (BSP & BSP21), Highly Commended Apartment (BSP21), Highly Commended Mid-Range Condo (Central Malaysia – BSP21), and Bronze for Most Value-for-Money First-Time Property (BSP Skypark) — a testament to its lasting value and appeal.

LBS entered the premium segment with D’Island Residence, a 175-acre lakefront township in Puchong inspired by island resort living. With a GDV of RM2.5 billion, and surrounded by over 1,000 acres of water, it set a township with exclusive resort-style enclaves, offering bungalow lots, landed and high-rise homes.
D’Island Residence went on to earn numerous accolades, including Best Urban Scenic Development, 5 Stars Best Residential Development (SkyVilla), 5 Stars Best Interior Design Show Home (Balvia & Corallia), and Best Waterfront Development — solidifying its position as a hallmark of aspirational living.

LBS expanded its footprint in Cameron Highlands with Cameron Golden Hills, a 59-acre lifestyle township nestled between Brinchang and Tanah Rata. With a GDV of RM592 million, it offers a refreshing hillside retreat featuring a mix of landed and high-rise homes, shophouses, and commercial spaces.
The township earned multiple accolades, including Bronze for Excellence in Product/Packaging Design (2013) and 5 Stars Best Architecture Single Residence, Malaysia for Barrington Homes (2015).

LBS strengthened its presence in Genting Highlands with Midhills Serviced Apartments, a 5.35-acre wellness-focused retreat valued at RM355 million. Featuring 610 units, the development integrates Feng Shui principles and eco-inspired facilities to blend seamlessly with its natural surroundings, offering a welcoming urban escapade.

LBS established the LBS Foundation as its CSR arm to strengthen community outreach. Through initiatives in education, health, environment, and community development, the Foundation is committed to enhancing societal wellbeing and driving positive transformation. To date, its programmes have touched the lives of more than 510,000 beneficiaries, underscoring its role as a catalyst for meaningful change.

LBS expanded its footprint in Cameron Highlands with Cameron Centrum, a 57-acre mixed development positioned as Brinchang’s New Town with a GDV of RM188 million. The township introduced the highland’s first McDonald’s along with a supermarket, cafés, retail outlets, and family-friendly attractions including playgrounds and a 5D theatre.
Today, Cameron Centrum has evolved into a vibrant lifestyle hub, enhancing Brinchang’s tourism appeal and earning an Honours award for Business Estate (Commercial Development) in 2022.

LBS introduced its fourth township, LBS Alam Perdana, a 470-acre development in Bandar Puncak Alam with a GDV of RM4.4 billion. Designed with gated and guarded precincts, it blends greenery with modern amenities and a mix of townhouses, landed, and high-rise residences. Community-driven features such as back-lane gardens encourage interaction and connection among residents.
LBS Alam Perdana and its projects, including Simfoni Perdana and Rentak Perdana, have received multiple accolades such as Best Gated & Guarded Development, Best Township Development, and Best Mass Market Development (Landed).

LBS launched KITA @ Cybersouth, a 633-acre affordable, gated-and-guarded township in Dengkil, Selangor with a GDV of RM6.6 billion. Developed on Malay reserved land and designed with families in mind, “KITA” — meaning “us” in Malay — reflects the township’s focus on community living. The development will comprise over 16,000 homes for more than 67,000 residents, offering a balance between affordability and quality. To date, 5,432 units have been completed.
KITA @ Cybersouth and its products have earned multiple accolades, including Best Affordable Landed (KITA Bayu), Starter Home (KITA Mesra), and Family Friendly (KITA Mekar) Awards, underscoring its success in delivering value-driven homes for Malaysian families.

LBS broadened its portfolio with the opening of SCAPES Hotel in Genting Highlands, a 176-room property offering holidaymakers a serene highland escapade. Surrounded by lush greenery and top attractions, the hotel blends tasteful design inspired by nature with thoughtful facilities and warm, authentic hospitality.
In the same year, LBS launched Rumah Idaman, an affordable housing initiative in partnership with the Selangor State Government, support the B40 group community toward homeownership. With prices starting from RM250,000, the initiative will deliver 7,416 high-rise residential units across six locations — Idaman BSP in Bandar Saujana Putra, Idaman KITA and Idaman Melur in Cybersouth, Idaman Perdana in Bandar Puncak Alam, Idaman Cahaya in Shah Alam, and Idaman Sari in Puchong.

LBS marked key milestones that reflected both its financial resilience and people-first commitment. One highlight was being recognised by Deloitte as one of Malaysia’s Best Managed Companies — an award that celebrates organisational excellence, sustained growth, and entrepreneurial spirit. LBS went on to secure the accolade again in 2023 and 2024, underscoring its well-defined strategy and culture of innovation.
The Group was also listed on the FTSE4Good Bursa Malaysia Index, affirming its adherence to the environmental, social, and governance (ESG) standards set by FTSE Russell.

The Group also became Malaysia’s first property developer to establish the ASEAN Social SRI Sukuk Wakalah programme valued at RM750 million, a Shariah-compliant financial instrument aimed at funding socially responsible projects.
LBS has completed its divestment of assets in Zhuhai, China, including the sale of its stake in the Zhuhai International Circuit (ZIC).This marked the Group’s full exit from its long-term investment in the circuit and reflected a strategic move to reallocate capital and strengthen its focus on core Malaysian operations.

FORGING FORWARD – 2025 – PRESENT

LBS ventured into renewable energy with the development of a 43MWp solar farm in Senawang, undertaken in collaboration with Solarvest Holdings Berhad.
In sustainable financing, the Group issued the first tranche of its ASEAN Social SRI Sukuk Wakalah valued at RM200 million, under its RM750 million Sukuk Wakalah Programme. This groundbreaking issuance earned LBS two accolades at the prestigious Islamic Finance News (“IFN”) Deals of the Year 2024 Awards — Malaysia Deal of the Year and Sustainability Deal of the Year.
For the fourth consecutive year, LBS was named a Deloitte Best Managed Company, earning the coveted Gold Standard recognition that affirms its enduring excellence.
