LBS Bina – Building Communities for Malaysia’s Future

LBS Bina Group Berhad (LBS) continues to reinforce its position as a key player in Malaysia’s property landscape with a mission to build thriving communities and deliver long-term value. The company’s commitment to people-first development, sustainability and innovation was recognised when it received the Best in Community-Centric Property Development award at the BusinessToday Industry Choice Awards 2025.

For Tan Sri Dato’ Sri Ir. (Dr.) Lim Hock San, Group Executive Chairman of LBS, the recognition carries deep meaning. “Because this award is voted by the readers of BusinessToday, it reflects trust and confidence from the public, which to me and my team is the highest form of validation,” he said. “It shows that the values we uphold are felt by the communities we serve.”

Building With Purpose

From its beginnings, LBS has been driven by the belief that property development should create real impact for people. The company’s work reflects a balance between growth and social responsibility, combining innovation with a clear purpose to build for the future.

Early in 2025, LBS launched Centrum Iris, an English-inspired mixed development in Cameron Highlands with a Gross Development Value (GDV) of RM472 million. Located in Brinchang, the project combines residential and commercial elements while maintaining harmony with the area’s natural surroundings.

LBS Kwasa Damansara has also been granted exclusive rights to develop 192.32 acres of prime freehold land across 11 parcels in Kwasa Damansara, Selangor. The project has an estimated GDV of RM8.3 billion — a strategic investment in one of Klang Valley’s most promising future-ready townships.

The group also gained recognition on the international stage, winning Malaysia Deal of the Year and Sustainability Deal of the Year at the Islamic Finance News (IFN) Deals of the Year 2024 Awards for its RM200 million ASEAN Social SRI Sukuk Wakalah. The achievement highlights LBS’s leadership in Islamic finance and its ability to integrate sustainability into business growth.

LBS also participated in the 46th ASEAN Inter-Parliamentary General Assembly (AIPA Malaysia 2025) under the theme A Better Future. During the assembly, Tan Sri Lim shared insights on how LBS contributes to Malaysia’s business landscape through responsible development.

Strength In Responsibility

LBS continues to measure its success not only by financial performance but by its contribution to society. Through the LBS Foundation, the group supports initiatives that enhance education, community safety and environmental awareness.

The foundation recently funded the construction of a covered walkway at SK Bandar Sri Damansara 1 to improve student safety. It also organised a plogging activity at Sungai Way, where 35 volunteers collected approximately 200 kilograms of waste near the group’s headquarters. These efforts reflect LBS’s belief that corporate responsibility must align with community wellbeing.

Defining Values

According to Tan Sri Lim, the group’s success rests on three principles: integrity, innovation and people-first growth. “We do not just build properties. We build communities,” he said. “Our developments must create spaces where people can live better and grow together.”

That mindset also drives LBS’s subsidiary, MGB Berhad, which received the Best Innovation in Construction Technology award for its use of the Industrialised Building System (IBS). The recognition reinforces the group’s focus on efficiency and modern construction methods.

Vision For The Future

LBS is guided by its 8 × 8 Strategy, a plan to launch projects with a total GDV of RM8 billion over the next three years. The strategy is built around eight key focus areas: residential, industrial and commercial, landbank optimisation, pursuit of excellence, employee empowerment, customer experience, sustainability advancement and community wellbeing.

The group’s corporate ethos of Believe, Become, Behold continues to shape its five core pillars:

  • Customer-Centric Development: Building affordable, high-quality homes and connected communities.
  • Innovation and Sustainability: Adopting new technologies and green practices for long-term growth.
  • Diversification and Growth: Expanding into complementary sectors such as hospitality, leasing, tourism and solar energy.
  • Talent and Leadership Continuity: Investing in people and nurturing future leaders.
  • Community and Nation Building: Aligning growth with Malaysia’s social and economic progress.

Creating Places That Connect

LBS continues to deliver developments that bring people together. In Cameron Highlands, the Cameron Centrum Township exemplifies this vision. Its latest phase, Centrum Iris, combines lifestyle, leisure and retail offerings that turn Brinchang into a vibrant destination for locals and visitors alike.

In the Klang Valley, KITA @ Cybersouth has grown into a thriving township with more than 67,000 residents. LBS continues to add commercial and retail features that improve daily convenience and stimulate local economic activity.

These projects reflect LBS’s philosophy that meaningful development is not about the number of buildings completed, but about the communities that flourish within them.

A Legacy Of Trust And Progress

For Tan Sri Lim, the company’s greatest achievement lies in the trust it has earned over the years. “Every award reminds us of the responsibility we carry. We build not just for today but for future generations,” he said.

The BusinessToday Industry Choice Award 2025 reaffirms LBS Bina Group’s leadership in property development and its role in shaping Malaysia’s urban and social landscape. Through innovation, sustainability and community focus, LBS continues to prove that responsible growth can be both impactful and enduring.
