Bi Annual Meeting To Share Company Direction and Target for The Year

Petaling Jaya, 20 January 2020 – LBS Bina Group Berhad (LBS) held their bi annually town hall meeting at its Head Office to share the company objectives and direction for the year 2020. Aside from sharing the company direction and target of the year, the event cultivated strong bond among the employees

‘‘Thank you for your effort and support in 2019. Let’s work together to achieve 2020 sales target and provide our best effort to serve our homeowners. We foresee the market will continue to be challenging this year but I believe our effort to provide and improve our services will be the game changer, ’’ said Tan Sri Lim Hock San, Group Managing Director of LBS.

LBS has presented the performance review for 2019 and shared the company initiatives on improving its services and offerings such as Digital Transformation Roadmap on increasing the process efficiency. In addition, LBS announced their all year campaign, LBS Fabulous 2020, that offers prizes up to RM1million including a Proton X70 to their purchaser.

The town hall meeting has become the company communication platform for the management and employees to share on the company updates and happenings. More than 300 employees from LBS Bina Group Berhad including employees from its public listed subsidiary, MGB Berhad, and Zhuhai International Circuit Limited (ZIC) attended the town hall meeting.

Pencapaian Berganda, BSP21 Diiktiraf Pembangunan dengan Fasiliti Terbanyak, Siap Lebih Awal dari Jangkaan

Kuala Langat, Selangor, 14 Januari 2020 – LBS Bina Group Berhad (LBS) cipta rekod baharu terima pengiktirafan daripada Malaysia Book of Records (MBOR) bagi pembangunan BSP21.

BSP21 merupakan pembangunan pangsapuri perkhidmatan yang terdiri daripada 2,602 unit merangkumi 10 blok pangsapuri 18 tingkat dan 27 tingkat. Pembangunan ini mempunyai 3 podium yang dihubungkan dengan jambatan langit dan turut menawarkan pemandangan hijau di sekitarnya.

A Double Milestone, BSP21 Recorded As Development With Most Facilities, Completed Ahead Of Schedule

LBS UNJUR RM1.6 BILION JUALAN SELEPAS LANGKAUI SASARAN 2019

Sebelas Projek Bakal Dilancarkan Bagi Memacu Perkembangan 2020

Petaling Jaya, 6 Januari 2020 – Pemaju perbandaran terkemuka, LBS Bina Group Berhad (LBS), melangkaui sasaran jualan tahun 2019 dengan mencapai RM1.63 bilion berbanding RM1.526 bilion pada tahun 2018 walaupun berhadapan dengan sentimen pengguna dan pasaran global yang mencabar.

Meninjau prestasi keseluruhan syarikat pada 2019, Pengarah Urusan Kumpulan LBS, Tan Sri Lim Hock San, berkata, “kami amat gembira dengan pencapaian ini kerana ia mengesahkan pendekatan kami di dalam menitipkan tiga asas utama iaitu mampu milik, hubungan rangkaian dan komuniti di dalam setiap projek pembangunan. Dengan 18 projek yang sedang berjalan dan bank tanah di masa akan datang berkeluasan 3,630 ekar sehingga 31 Disember 2019, Tan Sri Lim menjangkakan prospek jualan kumpulan akan kekal berdaya tahan pada 2020 dengan sasaran RM1.6 bilion.

Berdasarkan sokongan positif dan permintaan bagi projek-projek baru, LBS merancang untuk melancarkan hartanah bernilai RM2.321 bilion pada tahun 2020. Projek-projek ini akan tertumpu di kawasan tengah di mana ianya merupakan penambahan fasa baru bagi projek yang sedang berjalan di perbandaran KITA @ Cybersouth, perbandaran Alam Perdana dan Midhills 2.

Projek-projek lain yang akan diumumkan pada tahun 2020 termasuk projek rumah satu tingkat di Bandar Putera Indah, Batu Pahat; unit berkembar dan rumah teres dua tingkat di Cameron Golden Hills, Cameron Highlands; dan rumah mampu milik satu tingkat di Chemor, Perak.

Salah satu inisiatif LBS pada tahun 2020 adalah ‘LBS Fabulous 2020’. Kempen ini bertujuan untuk memberi ganjaran lebih kepada pembeli hartanah terpilih dengan hadiah-hadiah yang menarik bernilai sehingga Rm1 Juta, termasuk sebuah Proton X70.

LBS EYES RM1.6 BILLION IN SALES AFTER SURPASSING 2019 TARGET

Eleven New Launches Keep Growth On Track For 2020

Petaling Jaya, 6 January 2020 – Leading township developer, LBS Bina Group Berhad (LBS), exceeded its sales target in 2019 by reaching RM 1.63 billion compared to RM1.526 billion in 2018, in spite of the challenging market conditions caused by softening consumer sentiments and global trade tensions.

Reviewing the Group’s 2019 overall performance, LBS Group Managing Director, Tan Sri Lim Hock San, said, “We are very pleased with our achievements as it validates our approach to develop projects that meet the three main pillars of Affordability, Connectivity and Community. LBS has continued to focus on quality townships and affordable developments in strategic locations, a segment that remains relatively strong in a subdued market sentiment. This focused approach has proven effective, as reflected in LBS’ financial performance.”

“LBS is sustaining well amidst a challenging economic and property market environment. We managed to secure a CAGR (compound annual growth rate) of 20.37% for the past five successive years as a result of our ‘people-focused’ approach and wider adoption of Industrialised Building System (IBS) and design optimisation,” Tan Sri Lim explained.

In 2019, LBS launched a total of 11 projects with a gross development value (GDV) of RM1.82 billion across five locations, with sales secured mainly from projects in the central region. The two key township projects, KITA @ Cybersouth, which was officially unveiled in April 2019, and LBS Alam Perdana township, have been the main sales contributor. In addition, other ongoing landed developments, such as the Emerald Garden 3 and Laman Bayu in Bandar Putera Indah township, Johor and Taman Kinding Flora in Chemor, Ipoh, have also contributed to the Group’s solid performance.

Going forward, with 18 ongoing projects and a future landbank size of approximately 3,630 acres as at 31 December 2019, Tan Sri Lim expects the group’s sales prospects to remain resilient in 2020 with a target of RM 1.6 billion.

Underpinned by positive underlying demand for its new projects, LBS plans to launch properties worth RM2.321 billion in 2020. The projects which will be concentrated in the central region are predominantly new phases of on-going developments including KITA @ Cybersouth township, LBS Alam Perdana township and Midhills 2.

The other projects to be unveiled in 2020 included single storey link houses in Bandar Putera Indah in Batu Pahat; semi-detached units and double-storey terrace houses in Cameron Golden Hills in Cameron Highlands; and affordable single storey houses in Chemor, Perak.

As part of the 2020 initiative, LBS will be running ‘LBS Fabulous 2020’ campaign to reward homebuyers with exciting and attractive prizes. With the purchase of selected LBS properties, buyers will stand a chance to win prizes with a total worth of RM 1 million including a Proton X70.

Tan Sri Lim concluded, “Moderating housing sentiment and tightening lending criteria will carry on this year. (八打灵六日讯)领先城镇发展商-林木生集团 (LBS) 2019 年取得 16.3 亿令吉 销售额，超越去年所设下的 15 亿令吉目标。尽管消费情绪疲软，加上全球贸 易紧张局势，市场充满挑战，该集团持续增长，销售额比 2018 年的 15.26 亿 令吉高出 6.8%。

A PURPOSEFUL DRIVE TO THE ORIENT, KIWANIS TREASURE HUNT IS BACK FOR THE 36TH EDITION

With LBS Foundation as the Gold Sponsor, Fundraiser Aims To Rally Support from All Walks of Life for Children with Down Syndrome

Petaling Jaya, 21 March 2019 – The Kiwanis Club of Kuala Lumpur (KCKL) today announced the launch of its charity fundraiser, the Kiwanis Motor Treasure Hunt. Organised in conjunction with World Down Syndrome Day which is observed on 21 March every year, the longest running motor treasure hunt in the country hopes to raise awareness on the congenital disorder caused by an extra 21st chromosome.

A long-term supporter of The Kiwanis Down Syndrome Foundation – National Centre (KDSF-NC), LBS Bina Group Berhad, through its philanthropic arm, the LBS Foundation, returned for the 13th year as the gold sponsor, presenting RM30,000 to the KDSF-NC. LBS Bina Group Berhad subsidiary company, MGB Berhad, is the silver sponsor, contributing a RM20,000 to the fundraiser.

Themed “The Orient Connection”, the 36th Kiwanis Treasure Hunt 2019 will see treasure hunters embark on an exhilarating and purposeful road trip along the coast line from Kuala Lumpur to Penang, from 4 to 6 May 2019. With a noble intention, the trip will help treasure hunters connect and engage with Down Syndrome children and their families during the journey to the Pearl of the Orient.

In addition to educating people about Down Syndrome, this landmark event by KCKL also aims to raise funds to sustain the growing operational costs of KDSF-NC.

Since its establishment in 1989, this educational centre with special learning facilities and services for children with Down Syndrome has seen a consistent enrolment of up to 150 children with operational cost exceeding RM 1 million annually.

“Strong community participation has been the secret of success of this annual fund raising treasure hunt. It has been fulfilling and uplifting to see so many corporate sponsors, like LBS, and members of the communities come forward to support what we have been championing at KDSF- NC. With the additional funds, we could improve existing educational programme and enhance teachers’ capabilities to deliver better learning outcomes. This is particularly crucial in helping us achieve our main objective to prepare our students for the national schools’ curriculum,” Kiwanis Treasure Hunt 2019 Organising Chairman, Kiwanian Loo Say Beng, said.

Earning the title Best Developer 2019 is a further testament of its solid track record in building homes that inspire and fulfil the needs of Malaysians. LBS’ solid business strategy has been proven to sustain its dominant presence in the development industry.

MGB OPENS FIRST PERMANENT IBS PRECAST CONCRETE PLANT

MGB Invests RM40 Million in New Plant to Expand Industrialised Building System Offerings

Nilai, 16 March 2019 – MGB Berhad, a subsidiary of LBS Bina Group Berhad, celebrated the opening of its first permanent Industrialised Building System (IBS) precast concrete plant in Nilai, Negeri Sembilan. With an investment of RM40 million and a built-up area spanning 119,017 sq ft, the plant will produce, market, sell and install a range of IBS components from precast concrete panels, concrete wall panels, concrete slabs to column and beam.

The opening of the plant was officiated by Minister of Housing and Local Government, YB Zuraida Kamaruddin.

In May 2018, MGB deployed its first mobile IBS plant at LBS Alam Perdana township with production capacity of 2,000 units of properties per year and has successfully produced and supplied for the pilot project, 673 units of double storey terrace houses, at LBS Alam Perdana township within a relatively short period of time since its commencement of operations.

With IBS, the pilot project were completed within 12 months instead of 18 months, which led to a saving of 33% on construction time. It also successfully reduced dependency on manual labour by 31%, achieving a 49% percent reduction in total on-site labour costs. Combined with this Nilai plant, the company will be able to produce 4,000 unit properties every year.

Speaking to media at the official opening ceremony, MGB Berhad Group Managing Director, Tan Sri Lim Hock San, said, “The RM40 million investment reflects the company’s commitment to expand further into the local IBS market. In view of the government’s continuous promotion and encouragement to propel the adoption of IBS in both public and private projects, IBS market is poised to depict a strong growth in coming years. Additionally, IBS is increasingly being recognised as a reliable method that improves product quality and reduces construction time, on-site labour costs and dependency on manual labour.”

According to recent figures by CIDB, the private sector adoption of the industrialised building system (IBS) currently stands at an estimated 35%, out of its 2020 target of 50%.

Tan Sri Lim said that the permanent plant would put MGB on a firmer footing to capitalise on the expected rising demand for IBS. “We expect demand for IBS components to increase steadily as more and more builders are looking at alternative methods to increase efficiency, quality and productivity amidst a subdued property market. We are confident that demand will increase further when the proposal to make IBS mandatory by 2020 is approved and come into effect” he said.

The manufacturing plant is a joint venture between MGB with Sany Construction Industry Development (M) Sdn Bhd, a subsidiary of China-based Sany Group Co Ltd.

“Leveraging on Sany’s deep expertise in precast concrete design and manufacturing as well as usage of precast concrete machineries, we will be able to deliver excellence through innovation and product quality assurance, making it possible for builders and property players to fast track delivery of their projects without compromising on product quality. At the same time, the new plant will enable us to broaden our product lines to cater to the needs of different housing projects,” Tan Sri Lim explained.

“At the moment, production from the new plant caters mainly to internal projects, mainly Kita@Cybersouth. When the plant is operating at full capacity, we hope to expand our supply to government and external housing projects,” Tan Sri Lim concluded.
