LBS MENGALU-ALUKAN LANGKAH-LANGKAH YANG DIBENTANG DI BAJET NEGARA 2023
Petaling Jaya, 8 Oktober 2022 – LBS Bina Group Berhad (“LBS” atau “Kumpulan”) menyokong usaha Kerajaan untuk mengutamakan kebajikan negara di pembentangan Bajet 2023 oleh Menteri Kewangan, Tengku Datuk Seri Zafrul Tengku Abdul Aziz di Parlimen pada 7hb Oktober 2022.
Bagi sektor hartanah, LBS mengalu-alukan langkah Kerajaan untuk meningkatkan pengecualian duti setem bagi pembeli rumah kali pertama daripada 50% kepada 75% ke atas hartanah yang berharga di antara RM500,000 ke RM1 juta sehingga akhir 2023. Pada dasarnya, langkah ini dilihat berupaya menghasilkan penjimatan sehingga RM21,000 daripada RM14,500 untuk hartanah yang berharga melebihi RM500,000. LBS melihat perkara ini sebagai suatu langkah yang positif berikutan ianya mampu merangsang pemilikan rumah dan bermanfaat untuk pembangunan dan pembinaan perumahan yang berada di gugusan harga tersebut, di mana LBS juga melancarkan projek-projek hartanah dan perumahan dalam lingkungan RM500,000.
Berikutan peningkatan inflasi, pengurangan kadar cukai pendapatan peribadi sebanyak 2 mata peratusan bagi mereka yang berpendapatan antara RM50,001 hingga RM100,000 adalah bantuan yang dialu-alukan untuk rakyat. Penjimatan cukai pendapatan tambahan membolehkan individu menyalurkan pendapatan mereka ke arah keperluan asas, seperti pemilikan rumah dan seterusnya meringankan beban kewangan mereka.
Sebagai tambahan, LBS turut memuji langkah Kerajaan kerana menyediakan jaminan berjumlah RM3 bilion di bawah Skim Jaminan Kredit Perumahan. Ini secara positifnya bakal memberi faedah untuk mereka yang tergolong dalam isi rumah berpendapatan rendah kerana ia menggalakkan kesedaran bahawa adalah tidak mustahil untuk mereka memiliki kediaman idaman.
Selain dari itu, LBS turut berbesar hati melihat kadar penghunian yang amat menggalakkan di Hotel SCAPES miliknya sejak pembukaan semula ekonomi. Sehubungan dengan itu, insentif di bawah Bajet 2023 untuk industri pelancongan seperti yang dibentangkan termasuk antara lain, insentif RM25 juta untuk pelancongan domestik di mana rakyat boleh menikmati diskaun sehingga RM100 dalam baucar dan rebat untuk penginapan dan pakej pelancongan. Insentif ini dilihat akan terus membantu merangsang pemulihan industri pelancongan secara berterusan yang rata-ratanya terjejas berikutan pandemik.
Mengulas mengenai Belanjawan 2023, Pengerusi Eksekutif LBS, Tan Sri Lim Hock San berkata, “Bajet 2023 ternyata positif melalui inklusiviti yang memberikan nafas kelegaan kepada rakyat. Walaupun langkah yang dicadangkan untuk sektor hartanah adalah minimum pada tahun ini, ia sememangnya proaktif dalam merangsang pemilikan rumah terutamanya melalui peningkatan dalam pengecualian duti setem bagi kediaman yang terletak di dalam lingkungan harga RM500,000 hingga RM1 juta. LBS APPLAUDS MALAYSIA’S BUDGET 2023 MEASURES
Petaling Jaya, 8 October 2022 – LBS Bina Group Berhad (“LBS” or the “Group”) supports the Government’s efforts to prioritise the nation’s welfare following the tabling of Budget 2023 by Finance Minister Tengku Datuk Seri Zafrul Tengku Abdul Aziz in Parliament on 7 October 2022.
For the property sector, LBS applauds the Government’s measure to increase stamp duty exemption for first time home buyers from 50% to 75% on properties priced between RM500,000 to RM1 million until end-2023. In essence, this results in savings of up to RM21,000 from RM14,500 for a property priced above RM500,000. LBS views this positively as it stimulates home ownership and is beneficial for developments within these housing price bands, such as LBS, whereby its properties are typically within the RM500,000 range.
In light of rising inflation, the reduction of personal income tax rate by 2 percentage points for those earning between RM50,001 to RM100,000 is a welcome assistance for all. The additional income tax savings enable individuals to channel their income towards basic needs, such as home ownership and thus easing their financial burden.
To add on, LBS lauds the Government for providing RM3 billion in guarantees under the Housing Credit Guarantee Scheme. The benefits for the lower-income households are positive as it encourages the realisation that owning a home is not beyond reach.
LBS is pleased to have seen encouraging occupancy rates at its own SCAPES Hotel since the re-opening of the economy. As such, the incentives under Budget 2023 for the tourism industry such as, among others, the RM25 million incentive for domestic tourism whereby citizens are able to enjoy up to RM100 in the form of discounts, vouchers and rebates for accommodation and tourism packages would help stimulate the on-going recovery of the tourism industry following the pandemic.
Commenting on Budget 2023, LBS Executive Chairman Tan Sri Lim Hock San said, “Budget 2023 has turned out to be positive through its inclusivity to provide relief for all. While the measures proposed for the property sector are minimal this year, they are indeed proactive in stimulating home ownership especially through the increase in stamp duty exemption for houses within the RM500,000 to RM1 million band range. Overall, we appreciate the Government’s initiatives to continuously push for economic recovery and stimulate growth in the country.”

对于房地产领域，林木生集团指出，首购族在购买售价50万令吉至100万令吉之间的房屋，印花税减免从50%，提高至75%的措施表示赞赏。此印花税豁免期将在2023年底截止。这将让购买50万令吉以上售价房产的首购族省下高达2万1000令吉，比此前能够省下的款额1万4500令吉还要高。该集团对此持正面态度，因为它提高房屋持有率，并有利于此屋价的发展。
鉴于通胀升温，年收入介于5万1令吉至10万令吉之间的个人所得税税率降2%，对所有人来说都是一个可喜的援助。从中省下的税能将其用于基本需求，例如拥屋，从而减轻他们的经济负担。
此外，该集团赞赏政府通过房屋信贷担保计划（SJKP），提供30亿令吉政府担保，有助于低收入家庭拥有安乐窝，拥屋并非遥不可及。
